Most homes in this area sit on a concrete slab poured on prepared ground. When that ground shifts, settles, or washes out, the slab moves and the house tells you about it through doors, floors, and cracked tile.
Water is behind most of it. Sandy soil drains quickly but also moves quickly, and roof runoff concentrated at one corner of a house will hollow out the ground under a slab edge faster than most people expect.
